Letâs start with the basics. Yes, home prices in Florida are still climbing, but not as quickly as they were. Nationally, prices rose just under 4% year-over-year in early 2025. Places like Tampa actually saw a slight dip, with prices dropping about 1.5% compared to last year. Itâs clear the red-hot market is cooling off.
So whatâs causing the slowdown? A mix of economic uncertainty, higher borrowing costs, and some serious affordability challenges.
đ¸ Insurance and Mortgage Rates Are Squeezing Buyers
One of the biggest financial headaches for Florida homeowners right now is insurance. In areas like Miami and Tampa, insurance isnât just expensiveâitâs making up a major chunk of peopleâs monthly mortgage payments. In Miami, itâs now around 19% of that monthly bill. Yikes.
Tampaâs not far behind, with nearly 15% of the mortgage going just to insurance. Add in mortgage rates that are hovering around 6.8%, and youâve got a recipe for sticker shock.

Miami
Despite the high insurance costs (and looming climate risks), Miami is still drawing in investors. Why? Strong rental returns and long-term appreciation potential. If you’re an investor with staying power, the Magic City might still be worth it.
Tampa Bay
Things are cooling more noticeably here. Inventory is up, prices are dipping, and homes are taking longer to sell. For buyers, that means more options and maybe even a chance to negotiate. For sellersâbrace yourself for longer waits and smarter pricing strategies.
Statewide
On average, itâs taking longer to sell a home. The time it takes to go under contract has jumped to nearly 50 days, and itâs taking around 90 days total to close. Thatâs a big jump compared to just a year ago.
đŽ Whatâs Next for 2025?
Looking ahead, most experts expect Floridaâs market to stabilize. Prices may even dip a bit more in certain areas before settling into more manageable annual growthâsomewhere around 3â5%.
Thereâs also hope that mortgage rates will ease later in the year, which would be a huge relief for buyers. That said, insurance costs likely wonât be going down anytime soon, so thatâll remain a key issue.

Buying? Youâve got more room to breathe. Homes are sitting longer, and thereâs more to choose from. Just make sure you budget for those higher insurance premiums.
Selling? Homes arenât flying off the market anymore. Price it right and be prepared to negotiate.
Investing? Miami still looks promising if youâre in it for the long haul. Just crunch the numbers carefully, especially on carrying costs like insurance.
